Tenant Improvement Glazing Contractor

We take the glazing package on commercial tenant improvements: storefront changes, entrances, office fronts, partitions and conference rooms, delivered on the general contractor’s schedule.

Glass walls in a commercial office

What a glazing contractor does on a build-out

On a tenant improvement, the glazing contractor is responsible for every piece of glass in the scope: changes to the storefront and entrance, interior office fronts and partitions, conference rooms, glass doors and hardware, and specialty items like railings, mirrors and reception glass. We take that package from shop drawings to final punch list.

Who owns the storefront

In most leases the storefront belongs to the landlord, and changes need landlord approval and must follow the building’s design criteria. Interior glass is usually the tenant’s. We prepare drawings and product data for landlord review so approvals do not hold up the schedule.

Sequencing glass in a build-out

  • Review drawings and release long-lead glass and hardware
  • Confirm head, floor and blocking details before framing closes
  • Field measure as soon as framing and floor elevations are set
  • Fabricate to exact size
  • Install after finishes are protected, then adjust doors and hardware

Lead times to plan for

Tempered glass must be fabricated to size after field measurement, insulated and laminated units take longer, and specialty hardware can be back-ordered. Planning for those lead times early is what keeps glass off the critical path.

Common mistakes that cost weeks

  • Measuring off drawings instead of finished framing
  • Missing blocking at the head of glass partitions
  • Floors out of level under frameless glass
  • Hardware ordered late
  • Storefront changes started before landlord approval
